Anna provided great advice and guidance in the run up to the sale of house, but where she excelled was clearly in the heightening of buyer interest. Rather than just focusing on the obvious lead buyers, Anna concentrated additional effort on under-bidders resulting in a large number of registered bidders and very high activity on auction day.

Other agents may have concentrated on the obvious most serious buyers, and would probably still have sold our house to the same people on the same day. Anna's additional work however created two distinct waves of bidders, with the underbidder activity raising the foundation price point higher, resulting in the serious bidder activity commencing at a much higher level, and ultimately resulting in the sale price exceeding expectation.

Whilst a good result would have been achieved by almost any agent, Anna's additional effort increased the sale price to a point where she effectively covered all of her fees and increasing our in-pocket gain.

I have no doubt that appointing Anna to the task, even with a higher fee structure, represented a significantly better financial outcome for us.
